If my rental property is damaged by a fire, flood or earthquake, am I covered for loss of rental income? What about the appliances I provide for my tenants - are they covered?

Coverage for loss of rental income is provided when your property can no longer be occupied due to a covered loss. You'll receive up to 20% of the amount of coverage on the dwelling.

Protection against damage caused by floods and earthquakes is excluded from most standard policies. However, if your property is located in a community that participates in the National Flood Insurance Program, you can purchase separate flood coverage through AAA. In California, earthquake coverage is offered by AAA through a program with the California Earthquake Authority (CEA). In Nevada earthquake coverage is available by endorsement to the policy with several deductibles.

Furnishings and appliances located at the rental property are automatically covered up to 5% of the amount of coverage on the dwelling or $5,000, whichever is greater. Any personal property kept at the rental property which is incidental to the property's use is insured for direct physical loss caused by the perils listed in your policy.
